Minutes of Annual General Meeting
Sunshine Heights Owner & Residents Association
SHORA
April 30th 2006 at Sechelt Senior Center
The directors held 7 meeting during the past year. Primary focus was the management and maintenance of our community moorage.
2 successful events where held during the year. The annual BBQ with fishing derby for kids and a good meal for all was appreciated. Special thanks goes to Bruce Smith for organizing. The Carol ships sing along with the obligatory bon fire and some good “cheer” was greatly enjoyed.
We like to encourage more people from our community to come out and meet your neighbours at these events. They are free for our neighbours within SHORA boundary.
Moorage lease extension was confirmed for the next 30 years by the District of Sechelt (letter read) However the signed document is still outstanding.
We support the closure of commercial crabbing and prawning in Porpoise Bay up to 4 Mile Point. A letter was sent to the authorities. (letter read)
We also requested the designation of Porpoise Bay as a no dumping zone. This is under review by DFO but nothing has moved. (letter read) There have been reports of people dumping raw sewage at the government dock and other live aboard vessels.
A special thanks goes out to Bruce Smith and Trish Hocket who will no longer stand as directors. Also because of the 4 sale sign at Graham Coombes lot our beloved Wharfinger will be stepping down. Thanks for the great work done since moving here. We will miss you.
We urgently need new people on the SHORA executive. I have chaired the past 2 years and served as Wharfinger for several years before that. It is my intention to stay on as past chairman for another year in order to provide continuity in the organization and help build and expand the moorage.

The past year we had 25 boats moored. Some damage occurred due to the load on the docks and the age of the floats. One piling broke. Due to the sales of homes there are only 4 left on the waiting list however there are 2-3 new ones that will come on. Total of 7 waiting will likely remain.
The corner dock is broken and has lost floatation. There is work to be done, “lots of work”. Volunteer help is needed if moorage rate is to stay low.
Hugh adds some explanations of work to be performed by end of May. Professional pile drivers are hired to replace 5 piles and sink some anchors for breakwater. Some breakwaters will be tested to see which one performs best. Approx. cost will be 10’000.-

- 1st year of membership merger WPB Assoc our “political” voice in the District. After initial rough seas in regards to use of SHORA name all is well.
- As liaison officer to WPB Assoc. I relay messages, concerns and decisions of members or directors back and forth between Associations
- Occupying a directors seat at the WPB association I actively participate in decisions made at the table. Following a short list of past activities of WPB
District referral letters (well over 20)
Present at District meetings (2-3 per week)
Follow up and watchful eye
Presence at public hearings and presentations (one to two per week) all done on a volunteer basis.
As you can see all of this takes commitment and a lot of flexibility with spare time. I am convinced that all Community Associations big or small are an essential part of our community and need our support. The commitment of the members and specially of the directors go well beyond the expected.
I would like to encourage all who can afford an extra 10.- to contribute not only to SHORA but also to the WPB Assoc. I did.
Jim Wilkinson encourages all with CB radio to call in at 8AM & 8PM especially one or two from the Shores area.

Hugh reiterates the need for hard labour at the moorage. Docks need to be rebuilt. Maintenance done on a regular basis and some kind of sturdy breakwater constructed. Also rates in the neighbouring marinas were discussed and the aging population. Moorage rates where suggested to increase to 2.00 per foot per year to create revenue for all the upgrades and future expansion. Within the directors it was again set to 1.80 for this year. Should nobody come forward with help additional money will be needed soon. The next year will be up to the directors to come up with a plan of attack and some creative “borrowing” strategies to be presented at next AGM. A moorage committee should be created.
Letters in regards to creating a local park and a “roundabout” at he intersection where sent by WPB and SHORA. Currently the land is in private hands and no one thinks the District will buy. The pond slowly has been filling up with silt from the road and the near construction sites. Nobody cares. It looks like the pond will be backfilled soon and sold as a property. Interesting point is that the duck pond is part of the Districts Parks and water access strategy and mentioned in the latest report. Members have asked the executive to pursue. This is considered a valuable area in our community.
Resigning: Bruce Smith, Graham Coombe and Tracy Hocket
Incumbent: Hugh Monroe, Carolyn Williams, Jason Herz, Martin Bruecker
Brenda Robinson, Tracy Wright
Elected are Incumbents and Volunteers. One seat vacant.
